REIDIN February 2016: Better month for Dubai sales, but not for rentals; Abu Dhabi numbers continue to show resilience      

REIDIN released its Dubai and Abu Dhabi Residential Property Price Indices for February 2016. In Dubai, the general index covering all sold residential units dropped by 1.7% M-o-M and 10.0% Y-o-Y (+0.1% M-o-M, -9.6% Y-o-Y in January), with apartment sales prices down 1.8% M-o-M and 9.6% Y-o-Y (-0.2% M-o-M, -9.7% Y-o-Y in January), and sales prices for villas fell 1.2% M-o-M and 11.5% Y-o-Y (+1.2% M-o-M, -8.9% Y-o-Y in January). As for the rental market, rates fell 0.9% M-o-M and 5.4% Y-o-Y (-1.6% M-o-M, -5.3% Y-o-Y in January), with apartment rental prices -1.2% M-o-M and -5.4% Y-o-Y (-1.7% M-o-M, -5.2% Y-o-Y in January), while rental prices for villas inched up 0.3% M-o-M, but -5.7% Y-o-Y (-1.0% M-o-M, -5.9% Y-o-Y in January).   In Abu Dhabi, the general index for all sold residential units fell 0.3% M-o-M, but up by 0.6% Y-o-Y (+0.6% M-o-M, +0.1% Y-o-Y in January), with apartment sales prices inching down by 0.3% M-o-M and 1.9% Y-o-Y (+0.9% M-o-M, -2.6% Y-o-Y in January), and sales prices for villas fell 0.4% M-o-M but rose 3.5% Y-o-Y (+0.1% M-o-M, +3.1% Y-o-Y in January). As for the rental market, prices rose 1.7% M-o-M and 0.9% Y-o-Y (+2.1% M-o-M, -1.8% Y-o-Y in January), with apartment rental prices rising 2.1% M-o-M and 0.7% Y-o-Y (+2.3% M-o-M, -0.9% Y-o-Y in January), and rental prices for villas rose 1.0% M-o-M and 1.7% Y-o-Y (+1.9% M-o-M, -1.6% Y-o-Y in January).
